HOUSE MANAGER | PET CARETAKER
POSITION OVERVIEW
A private couple in Las Vegas, Nevada, seeks a hands-on, dedicated House Manager/Pet Caretaker to oversee their daily home and property operations while developing a caring and nurturing relationship with their twenty-eight-year-old beloved Cockatoo. The young, early retired couple spends a good deal of time at home and looks forward to spending more time traveling together in the future (without their Cockatoo). When the couple travels, the House Manager is required to live in and perform pet-sitting duties for the Cockatoo. The couple's home is approximately 6,000 sq feet, has two floors and a pool, and sits on a half-acre lot. This hands-on role will develop efficient work streams, ensure the home is maintained correctly, and perform daily errands and general household duties. The House Manager will proactively oversee and coordinate maintenance and household vendors, including outsourced bi-weekly housekeepers who perform deep cleaning. Prior experience with exotic birds would be ideal but being a true animal lover willing to learn and develop a trusting relationship with the family's Cockatoo is paramount. The House Manager will report directly to the couple.
Household responsibilities include grocery shopping, cooking, serving casual lunches and dinners, and assisting with meal prep and clean-up when the couple cooks. Additional household duties include shopping, running family errands, light housekeeping/general tidying, organizing home projects, inventory maintenance, holiday décor, and helping the couple with miscellaneous tasks. Property responsibilities include preventative maintenance scheduling, "fix-it" resolution, vehicle maintenance, and overseeing landscape maintenance vendors. The couple values candidates who see projects through to completion, are proactive instead of reactive, and take ownership of their duties and responsibilities.
Pet caretaking responsibilities involve providing emotional and physical interaction with the Cockatoo. These parrots are extraordinarily intelligent, have a long lifespan, and flourish with regular attention and engagement. Interested candidates must be genuinely committed to learning how to care for and nurture one of these special creatures. The couple's main priority for this role is to have an experienced house manager be able to "hold down the fort" while they travel. The hope is that this relationship will develop a caring and trusting relationship with the Cockatoo. Candidates must be unencumbered and available to house/pet sit while the couple travels for short and extended trips. When the couple travels, the expectation is that this person will live in the home, in a dedicated guest room, and manage all components of house management and pet care, keeping the lines of communication open with the couple as required.
The successful candidate will move about the residence discreetly and have experience working in a private home. Given that the couple is often at home, candidates should be skilled at "reading a room," preserving the couple's privacy, and maintaining a comfortable, professional working relationship. Local Candidates are preferred. The daily schedule will change depending on the couple's travel plans and household maintenance schedules. This is not the standard "on the clock" job, but rather fluid and flexible based on the couple's needs and the residence's current and future punch list. Advance notice will be given to the House Manager when travel is scheduled.
ESSENTIAL DUTIES AND RESPONSIBILITIES
EXOTIC BIRD CARETAKING
o Bird Handling – Physically capable and emotionally willing to handle birds safely, confidently, and affectionately. The couple will provide training, but the candidate must be comfortable and ready to work closely with an exotic bird. Duties include safely transferring the bird from the cage, willingness to hold and interact with the bird (in and out of its cage), and providing extremely close safety supervision when spending daily time outside its cage. For example, this includes proactively "bird-proofing" spaces and constantly watching for chew hazards.
o Feeding & Medication Administration – Will support the couple with maintaining daily feeding, watering, and medication schedules as assigned. The couple will manage the relationship with a veterinarian(s), but this role may liaise with medical care when the couple is out of town.
o Cage Cleaning – Will provide routine cage cleaning and frequent tidying of spaces surrounding the cage.
o Emotional Support & Companionship – Provide the emotional and physical companionship critical for ensuring the optimum mental health of the bird and building trust with the couple that this same standard of care will be provided in their absence.
o Extended Travel Support – Potentially assist with sourcing and helping to set up vacation residences when the couple opts to travel with the bird.
Vendor & STAFF Management
o Vendor & Service Contracts/Project Management - Provide initial review of vendor and service quotes for accuracy and track hours for appropriateness and consistency. Understand the project's scope, manage the progress, and audit invoices. Coordinate and supervise site access according to established security protocols.
o Source, Vet, Schedule, and Manage - Establish a respectful rapport with existing vendors and work collaboratively to support the couple's vendor expectations.

o Preventative & Routine Maintenance - Assist with the on-the-ground household, property, and project needs for the property. Establish routine preventive maintenance schedules, including daily, weekly, monthly, and quarterly task lists. Liaise with all vendors. Take ownership of punch lists and follow through with items that need attention.
o Development of House Manual - Responsible for the documentation of proper care/maintenance protocols for all household and property equipment, including appliances and systems (i.e., HVAC, security systems, solar panels, etc.) and their related maintenance logs, user instructions, operating manuals, warranties, records, etc. The House Manual will also include documentation of procedures for stocking par lists & reordering - for property, household, personal supplies, perishable items, replacement parts, etc.
o Property Walkthroughs - Survey and record property conditions, maintenance needs, and deficiencies as reported or observed. Keep updated lists of what needs to be done, when it needs to be done and when it is completed.
o Property Repairs - Identify repairs, gather quotes from trusted vendors, and submit for approval. Follow up to ensure repairs are handled correctly with follow-through and next steps if needed.
o Security - Understand the property's security system and work with security vendors to ensure proper operations and maintenance.
o Vehicle Management - Handle routine maintenance, inspections, repairs, fueling, cleaning, and storage.
o Emergency Preparedness - Institute and maintain emergency preparedness procedures, emergency supplies, and physical safety protocols.
o Expense Reporting – provide receipts and purchase reconciliation for purchases made on behalf of the couple and serve as a responsible steward of their resources.
o Status Reporting – Maintain proactive communication with the couple to ensure they are fully apprised of logistics regarding projects, vendors, "fix-its," household schedules, including meal planning, etc. This role will require two-way communication between the House Manager and the couple to ensure they may provide direction and clarification and proactively express preferences.
household & personal services
o Errands & Grocery Shopping - Purchase necessary home goods and groceries and fulfill other requests utilizing online and in-store purchases. Proactively monitor expiration dates andpar levels.
o Food & Meal Prep - Assist with daily food prep, prepare simple and healthy home-style meals with nice presentation abilities, and clean up after. The couple would like to have someone in this role who enjoys cooking casual meals, primarily lunches and dinners. The ideal candidate will learn the couples' preferences and modify meals accordingly. The couple would prefer to dine privately and serve themselves; this role will assist with kitchen clean-up following meal completion and dinnerware clean-up the following morning if not done that evening. Photos of examples of home-style food preparations and menus are welcomed.
o Stocking & Inventory Control -Oversee stocking of the couple's desired toiletries, wardrobe items, household supplies, pantry, office supplies, linen closets, and storage areas and ensure inventories are organized and current.
o Mail and Packages -Retrieve and sort mail daily and coordinate shipping, returns, etc.
o Cleaning & Laundry - Direct the outsourced housekeeping team and develop and maintain an interior cleaning schedule for regular and deep cleaning. Delegate areas of focus to the bi-weekly housekeeping team on specialty cleaning, general tidying, or household projects as required. Determine what household laundry needs might be performed by the housekeeping team and assist with daily laundry as required. Assist with daily tidying, dusting, bathroom refresh, bed making, and light household cleaning between professional house cleaning visits.
QUALIFICATIONS
Education & Experience
o A minimum of three-plus years of relevant house management experience within a private household with high accountability levels and excellent references from past employers.
o Experience with exotic birds is preferred, but being an animal lover is required.
o Demonstrated experience and professional references as a pet/house sitter.
o Comfortable with menu planning, meal preparation, and casual service.
o Experience in maintaining a private employer's confidentiality, safety, security, and privacy.
o Strong written and oral communication skills, fluent in English and Spanish speaking, a plus.
o Comfortable with text communication and basic computer skills (such as email, Google Docs spreadsheets, web browsing, etc.)
o Must be legally able to work in the United States and have a current Nevada driver's license with a clean driving record.

ADDITIONAL INFORMATION
· Work location: This is a live-off position based in Las Vegas, NV. This role must be willing and able to pet/house sit while the couple travels for short or extended periods (with notice). The candidate will be required to stay overnight while pet-sitting.
· The ideal candidate will be able to be flexible on start and end times and be willing to stay late if needed occasionally.
· A reliable car, current insurance, and a clean driving record are necessary. Mileage is reimbursed at the IRS rate.
· Local candidates are preferred; relocation may be considered for the right candidate.
· Verifiable references, and a thorough background check, are required of all qualified finalists.
· Full COVID vaccination and compliance with CDC-recommended protocols.
