General Manager of Braden

Somers West in Sacramento, California has an opening for a General Manager who will be responsible for monitoring and executing the large, complex Braden master planned community, with direct accountability for successful project delivery. Braden is planned as a sustainable, connected, mixed-use community. The General Manager of Braden will be an integral part of the real estate development division of SBM Management known as Somers West. Somers West is a full-spectrum land developer that breaks from the traditional real estate mindset in that it believes development can and should address some of the most pressing social and environmental challenges such as affordable housing and climate change. The company's projects are focused mainly in California and Hawaii where these challenges are most acute. Somers West is based in Sacramento, California and has invested in real estate for more than 40 years. Development, planning, and construction of communities is always driven by a respect for the land, its history, and the local culture.

The individual in this position will work with a highly motived, cohesive, problem-solving group of dedicated team members and professional consultants who develop quality communities which sustain over time. You must have a real estate development background, be passionate, entrepreneurial, dedicated to success, and take a leadership role to support company growth.

Roles & Responsibilities:

Business Management

  • Direct preparation of the annual business plan, quarterly updates and monthly updates to revenue and cost forecasts.
  • Prepare and monitor project budgets, cash flow projections and project
  • Prepare and present regular reports, updates and recommendations to Executive

Community Development

  • Responsible for the design and implementation of all aspects of community development, overseeing entitlement, community design, product development, construction, commercial development, and community association.
  • Provide direction for internal staff and teams of engineers, construction consultants, planners, architects, landscape architects, finance consultants, marketing consultants, legal, and others required to design and construct the project.
  • Lead team in developing creative and cost-efficient design elements that will make our communities truly unique.
  • Responsible for bringing in the appropriate internal and external resources where needed in the development process to achieve the most effective results.
  • Manage and implement conditions of approval and mitigation measures for each
  • Manage and implement CFD and/or infrastructure credit and reimbursement
  • Stay abreast of market conditions and participate in market analysis to optimize project

Sales, Marketing & Public Relations

  • Negotiate and execute purchase and sale agreements for residential lots, multifamily, commercial, mixed-use, and university parcels.
  • Represent company as primary media spokesperson for assigned
  • Represent company in community leadership opportunities such as economic development councils, Home Builder Associations, Urban Land Institute, Chamber of Commerce, Realtor organizations.

Desired skills and experience:

  • Bachelor’s degree in business, finance, engineering, or a related field from a four-year college or university. MBA preferred.
  • Ten plus years in master planned community financing/development including, but not limited to, infrastructure improvement plan processing, CFD and HOA formation and/or homebuilding, or commensurate experience in real estate development.
  • Strong understanding of the design, development, and financial components of master planned communities
  • Placemaking: strategic thinker who can envision highest/best use of land, product segmentation and end- user compatibility
  • Demonstrated leadership, coaching and mentoring
  • Experience in managing external service providers (consultants, contractors, agencies) to achieve business plan goals.
  • Excellent writing and communication skills with the demonstrated ability to work and present at high level executive and elected official meetings.

Wage: $250,000-$300,000 per year
